Meaning 'fast moving water' Kourong Gourong is a peerless 5,700 sq m
deep waterfront estate named after the exclusive point on which it's
set. Located on idyllic Brisbane Water, little more than 1.5 hours north
of Sydney, it's secluded in a peaceful enclave community among Bouddi
National Parkland. Magical grounds, exceptional waterfront facilities
and a variety of inspired buildings create a recreational paradise which
is unique and irreplaceable. A boating enthusiast's dream, it's set
against a dramatic and constantly changing acquatic backdrop, gazing
across to Ettalong Beach.
A juncture of four waterways
Kourong Gourong enjoys what is arguably one of the finest waterfront
locations on the Central Coast, renowned for its easy access to
uncrowded waterways and pristine beaches. While completely protected,
it's only moments from Broken Bay which takes you to the open ocean in a
matter of minutes. From their it's a leisurely hour's cruise down to
Sydney Harbour. Broken Bay forms the juncture of four magnicent
waterways, namely Brisbane Water, Cowan Creek, Pittwater and the
Hawkesbury River. Each has a differing charm, countless hidden bays,
endless anchorages and a rich variety of recreation attractions. A local
ferry takes you hourly from Wagstaffe to Palm Beach in around 15
minutes.
World class waterfront facilities
Kourong Gourong's waterfront amenities are the piece de resistance of
this world class address. A deepwater mooring accommodates a boat of
virtually any size, a rare luxury in well-protected waters so close to
the open sea. The fully serviced jetty is the first as you enter
Brisbane Water from the ocean, meaning there's no other boats or jetties
restricting our manouvrability. A boat ramp and winch which are
accessible at most tidal levels. A waterside dining area provides the
perfect vantage point for taking in the view, with an outdoor wood-fired
pizza oven as an added touch. There are racks for six canoes which can
be launched off the sandy beach. There's even ample space to land a
helicopter on the sprawling lawns.
The grounds
Enjoying a perfect northerly orientation, the resort-like property is
discretely concealed from the road above. Rare park-like level lawns
extend right to the water's edge, where a sandy beachfront emerges at
low tide and A solar heated pool and spa, a gazebo-covered Jacuzzi, and
children's playhouses are dotted among the tranquil water features,
fruit trees and herb garden, ensuring the property is as family friendly
and functional as it is picturesque. In contrast, the rear section of
the property is a hillside of natural bushland, ensuring maximum privacy
and plenty of variety. An abundant variety of native wildlife visits
regularly.
The main residence
Designed by architect John McKinney taking cues from Frank Lloyd Wright,
all of the buildings sit harmonious with their surrounding environment
rather than imposing themselves on the natural landscape. There are
consistent architectural themes between them yet each has their own
character. Inspired by the grand waterfront estates of Long Island, the
five-bedroom main residence is strategically positioned far enough from
the water to ensure privacy from passing water traffic without
compromising the mesmerising view. The transition between the indoors
and out is seamless, with vast terrace areas destined to become your
main living area in summer. Timeless and designed to age gracefully, the
five bedroom home incorporates an array of private wings and versatile
living areas. As you'd expect of a property of this stature, the
finishes, features and contemporary comforts are of the very finest
calibre.
The studio
Nestled deep into the wooded hillside, the substantial self-contained
studio is concealed among the trees to create a romantic hideaway. It
was originally designed as a private office and meeting rooms,
accommodating up to 60 people standing. More recently it's been used by
acclaimed Australian artist Peter Godwin as a painting studio, a
perfectly fitting scenario for such a charming building. The 'artist in
residence' is keen to maintain the arrangement, at the discretion of the
new owners of course. The studio opens to a spacious pillarless terrace,
capturing sweeping bay and bushland views. The surrounding native
gardens are punctuated with seating areas and pathways. There is vehicle
access from the main house or via a second driveway, with parking for
several cars.
The boathouse
Paying homage to the area's traditional waterfront architecture, the
charming weatherboard-clad boathouse has been designed as a casual
multi-purpose outbuilding. Currently set up as a fully wired office, it
completely opens up to the gardens to create a wonderful entertaining
pavilion. Reminiscent of a sail loft, the upper level functions as a
guest bedroom, complete with a projector and sound system. A traditional
drawbridge and winch can be used to swing furniture or sails into the
area, should you choose to use it to house a boat. Featuring rich
rosewood finishes and polished concrete flooring, it has full bathroom
and laundry facilities.
Environmentally sensitive design
Sustainability and energy efficiency were paramount in the creation of
the property. Rainwater tanks holding 45,000 litres ensure that the
lawns, ponds and pool never have to rely on town water. Along with a
solar hot water system, a photovoltaic solar system generates roughly a
third of the estate's power needs. The home's solar passive design
ensures maximum winter sun and protection from the harsh summer sun,
reducing the need for heating and cooling. Two Cheminese Philippe
fireplaces - one gas, one wood burning - generate all the heat required
during the cooler months.

A vibrant community
Wagstaff and the neighbouring villages of the Bouddi Peninsula form a
lively yet unspoilt community among stunning national park. The villages
host what is widely regarded as the finest selection of restaurants on
the Central Coast, including Steve Manfredi's new eatery Bells at
Killcare, recipient of a chef's hat. A number of excellent waterfront
restaurant are accessible by boat, including the rewowned Cottage Point
Inn. Directly across the water at the Ettalong Beach Hotel complex
you'll find a boutique cinema complex and plenty of entertainment
options. Wagstaffe itself is well serviced by local shops and charming
cafes ... three art galleries even call the village home, reflecting the
artistic bent of the local community.
